DREAM – Direct Real Estate and Mortgage

Residential homes are purchased by the Oneida Tribe and sold to tribal members on an “as is” basis after deduction of the land value.  The Tribe retains ownership of the land.  This decreases the purchase price and makes the mortgages more affordable for homeowners.  Land Management will hold Open Houses for the available Dream homes.  The dates, times, and the application deadline will be advertised on the flyer.  Flyers are posted in the Kalihwisaks, on the DOLM website, and on the Intranet.

A loan officer grades the applications received according to the Dream Home Point Sheet.  The Point Sheet will grade each application according to the housing expense-to-income ratio, monthly debt-to-income ratio, credit rating, household size, housing status, down payment status, etc.  The Loan Officer takes the three applications with the highest points (without names) before the Land Commission to make the final decision.  The applicants are chosen by the Land Commission in the order of points, highest to lowest.  The first person selected will either accept or deny the home.  If denied it will be offered to the next highest and so on.
